Greenfield and Brownfield Project

Investment in a new building development project (Greenfield Project) in Amata City Chonburi Industrial Estate, and a renovation and expansion project of an existing building (Brownfield project).

Both projects are factory buildings located in the Eastern Economic Corridor (EEC) with a total leasable area exceeding 5,100 sqm. They have been designed and constructed to meet the specific requirement of tenants with sustainable development guidelines.

Upon projects completion, FTREIT submitted applications for TREES (Thai's Rating of Energy and Environmental Sustainability), a certification from the Thai Green Building Institute (TGBI). The factory building of the Greenfield project at Amata City Chonburi Industrial Estate, has already received certification in September 2024. The factory building of the Brownfield project at Pinthong Industrial Estate is currently under review and is expected to receive certification in 2025.

Asset Enhancement Initiative Plus: AEI Plus)

This program focuses on the renovation and development of industrial buildings to meet sustainability standards. In 2024, three buildings were developed, with a total leasable area of over 30,000 sqm. These include one building at Frasers Logistics Center (Wang Noi) with approximately 10,000 sqm. of leasable area, and two buildings at Frasers Property Logistics Center (Eastern Seaboard 1A) with a total leasable area of approximately 20,000 sqm. Upon completion of the development, FTREIT submitted applications for green building certification from EDGE (Excellence in Design for Greater Efficiencies), an international standard developed by Green Business Certification Inc. (GBCI), a global organization that assesses and promotes the performance of green buildings worldwide. AEI projects completed in 2024, one building has already been certified, while two others are under consideration and are expected to be certified in 2025.

Change to energy saving

FTREIT has supported tenants' energy consumptions to achieve the goal of reducing greenhouse gas emissions (GHG). In the fiscal year 2024 (1 October 2023 - 30 September 2024), FTREIT had changed the lighting lamps in the factory and warehouse buildings from 400-watt Metal Halide High Bay to 150-watt LED High Bay lamps, saving more energy consumptions and expanding lifetime, totaling of 3,166 sets (9,812 sets changed in 2021 - 2023). Since the beginning of the project, FTREIT has changed the LED lamps approximately 12,978 sets. Moreover, FTREIT has changed the toilet sanitary wares to save water. And tenants started using solar panels in many projects.

Changing the light bulbs from a metal halide High Bay lamp to an LED High Bay lamp helps reduce the energy consumption and save tenants’ costs. One LED High Bay lamp helps tenants save about 4,325 Baht or 48 Baht per square meter per year, which reduces CO2 e emissions by 0.56 tons per year.

Green Move: Grow for the Growth

The REIT manager and the property manager of FTREIT have increasingly prioritized sustainable business practices and have set policies and developed short-term and long-term plans to achieve Net Zero Carbon emissions by 2050.

On 7 June 2024, we organized Green Move: Grow for the Growth Phase 4 to raise awareness of Environment Day. This activity led by the Executive of the REIT manager and the property manager, including the representative from Municipal Government of Chao Phraya Surasak District, Provincial Police Station Nong Kham, tenants and our employees.

The main activity of the event was the planting of rubber trees, aimed at reducing PM 2.5 particulate matter and carbon dioxide emissions, while enhancing green spaces in Frasers Property Logistics Park (Laemchabang 2). This initiative is poised to potentially generate 450 kilograms of carbon credits annually in the future.

FTREIT was selected as one of 100 listed companies with outstanding ESG (environmental, social and governance) performance known as the ESG100 in 2024 by Thaipat Institute for the sixth consecutive year.
GRESB
FTREIT achieved the highest rank “A Level” of the Public Disclosure Report from GRESB (Global Real Estate Sustainability Benchmark) with a score of 96 points, ranked 2 out of 6 from all assessed participants in the group of Southeast Asia – Industrial. It is the fourth consecutive years for FTREIT that has participated, and we are the only Thai REITs in this group.
TREES
In September 2024, FTREIT received the TREES (Thai's Rating of Energy and Environmental Sustainability) certification from the Thai Green Building Institute (TGBI) for new factory building development under the Greenfield project in Amata City Industrial Estate, Chonburi. The building was designed to reflect the unique branding of the client (built-to-suit building) and integrate seamlessly with the client specific business operations and constructed to green building standards.

EDGE
In October 2024, FTREIT achieved the EDGE (Excellence in Design for Greater Efficiencies) certification. EDGE is an international standard developed by the Green Business Certification Inc. (GBCI), a global organization that assesses and promotes sustainable building practices worldwide. This certification aligns with the new benchmark set by the International Finance Corporation (IFC), a member of the World Bank Group.

Supporting a water purifier

On 26 May 2023, FTREIT together with Property Manager and Sponsors, Frasers Property Industrial (Thailand) Co., Ltd. and Frasers Property (Thailand) Plc., have organized the "FPIT Give Love" supporting a water purifier and related equipment to Wat Nong Kham School (Trai Rat Amrung) in Chonburi, which has approximately 700 students. This support was from the FPT group surveyed the community in the vicinity of the area where the trust's assets are located. We found that the school still lacks clean drinking water for students and staff because the existing water purifier is worn out, and unable to purify drinking water.

FTREIT has been recognised as the ‘Best Real Estate Investment Trust – Thailand 2023’, amongst five leading trusts in Thailand, by The Global Economics, the internationally recognized business and financial publication. This recognition is testament to FTREIT's strength in managing FTREIT’s 2.3 million sq.m. net leasable area which is Thailand’s leading industrial portfolio and maintaining its high average occupancy rate while generating strong and sustainable returns to unitholders.
Grow for the Growth

On 22 April 2022, FTREIT together with Property Manager, Frasers Property Industrial (Thailand) Co., Ltd. have organized the "Grow for the Growth" Campaign, led by Mr. Sopon Racharaksa, Mr. Peerapat Srisukont and Mr. Thanarat Boonyakosol along with management and team. We selected the Zamioculcas Zamifolia plant which is a tree that helps filter the air and absorb toxins in the atmosphere including organic fertilizers produced from grass clippings at our common area in Frasers Property Logistics Park (Bangna). This is for building awareness about reducing the factor that cause of global warming and the use of recycle resources as well as to increase the green area in the logistics park for our customers.

Green Moves

In 2022, Frasers Property Industrial (Thailand) Co., Ltd. (FPIT), FTREIT’s property manager, launched “Green Moves” campaign aiming for creating activity about sustainability. It initiates the first activity name “Waste Sorting Better” under the Green Moves campaign to cope with the waste management in project locations of FPIT and FTREIT.

In this first phase, we would start in 4 locations including Frasers Property Logistics Park (Bangna), Frasers Property Logistics Center (Bangplee 1), Frasers Property Logistics Park (Laemchabang 2), and Frasers Property Logistic Center (Wangnoi). In each location, we designate area for waste sorting in office area, canteen, as well as common area. We also prepare waste sorting information signage to promote this campaign to our customers. So, they would understand on how to sort the waste and build recognition on environmental sustainability.

Community Isolation Center

Besides the implementation with stakeholders above, in 2021, FTREIT and Frasers Property Industrial (Thailand) Co., Ltd., property manager of FTREIT, joined hands with Amata Corporation Plc., Mapyangporn Subdistrict Administrative Organization and Pluak Daeng Hospital in converting a factory building located in Amata City Rayong Industrial Estate into a community isolation center to support COVID-19 patients in the area. The community isolation center with 309 beds for patients classified in the green group, or those with mild or no symptoms, has been renovated and well-equipped to meet the standards set by the Department of Disease Control under the Ministry of Public Health.

Together giving our utmost support to the community to tide over the crisis. The bed community isolation center offered suitable isolation place and medical treatment forCOVID-19 patients which help reduce the spread of outbreak in the vicinity of the Amata City Rayong Industrial Estate

The community isolation center was well supported in terms of utilities and infrastructure and receives food items and other necessities. For instance, the Provincial Electricity Authority (PEA) has provided electrical transformers and electrical control cabinets, while the CAT Telecom Plc. has facilitated communication systems for the project. SCGP’s Paper Field Hospital Bed products were transported to support the project, and many more.

The community isolation center officially opened to accept COVID-19 patients on 4 August 2021. Department of Public Health and Environment, Mapyangporn Subdistrict Administrative Organization, Pluak Daeng District, Rayong Province set the criteria for accepting patients

In 2021, FTREIT has joined the Global Real Estate Sustainability Benchmark (GRESB) program, which is an international benchmark, for the first time.
“Two Hands, One Heart Volunteer to Build Pong Thiam” project

The FPT group’s employees joined ESG activity by constructing “Pong Thiam” at Kaeng Krachan National Park, Phetchaburi Province on 14 March 2020 to help build a food source for wildlife. This “Pong Din” will become a food source for herbivorous wildlife such as deer, elephants, etc., considered as an activity to promote a biodiversity according to the FPT group’s sustainable development guidelines.
